I donā€™t talk about it often on social media, but our Airbnb biz has been THE most consistently reliable, proven and profitable income stream that we have in our businessā€¦and it requires the least amount of work. Iā€™m definitely a giganto fan of diversifying your income as much as you can, so today Iā€™m sharing juicy specifics, real numbers and a behind the scenes look at how we run the whole thing from Mexico AND use it to supplement all of our other business income. Even if you donā€™t want your own Airbnb I think youā€™re going to love this deep dive to get inspired to diversify your own income.

 šŸ˜µ WE MADE HOW MUCH IN OUR AIRBNB BIZ? šŸ˜µ

Recently Greg did an analysis on our Airbnb biz to see how much revenue weā€™ve actually earned since 2016. When he showed me the total above on the spreadsheet he createdā€”$409,907.00ā€”I was floored.

Holy, motherfucking shit.

Honestly, if someone pitched me the investment sitch we have with our Airbnb in LA, I would 100% think they were trying to scam meā€”but the results donā€™t lie.

Iā€™m gonna share all the real deal numbers with you, cause what the hell. You-n-me are homies:

  • We bought our home in Northeast Los Angeles in 2015 ONE HOT SECOND before the market got ridiculously insane in the membrane. We paid $495k.

  • There are 2 separate structures on our property: a 2 bedroom, 1 bath, 750sf main house and a 1 bedroom, 1 bath 300sf guest house. Each house has itā€™s own door, entrance, walls, heating/cooling, etc.

  • Before we moved in, this place was a super weird, hodge podge of a shitty ā€œhome depot flipā€ [meaning the ppl who flipped it did a very basic, pick out vanilla shit at Home Depot type reno].

  • We spent around $75k redesigning and reinventing the outdoor space, as well as some basic cosmetic changes.

LETā€™S LOOK AT SOME REAL DEAL NUMBERS
Iā€™m lettinā€™ it all hang out

Iā€™m honestly real bad at math normally, but this is the sort of math I actually dig.

āž”ļø As I mentioned, we purchased our home for $495,000, however, itā€™s now valued between $950k to $1.1 million [and honestly, these estimates do NOT include all the upgrades and work we did to the house as well as 8 years of Airbnb financial records, so we think itā€™s probably on the higher end of the estimates]. But an increase in property value that ranges from 100% to 122% is still kind of incredible.

āž”ļø Our monthly mortgage is around $3,100 and we typically make between $6k to $8k per month in Airbnb revenue.

āž”ļø So, the equity in our home is almost entirely paid for by Airbnb guests, but fully belongs to us. Our mortgage is covered in full every single month ANNNND we make thousands of dollars on top of that!? Hunh?

Now, yes: we DEF have expenses, rando shit we have to end up paying for and other stuff that comes up as part of all that normal maintenance that we all have to deal with if youā€™re a homeowner. BUT most ppl have that anyway AND theyā€™re not earning any income from their home

The truth is, even if we just had the 100%+ increase in value in our home we would be doing pretty well. But on top of that weā€™ve earned over $400k on Airbnb in 8 years.

Again: I would totes think you were trying to scam me if you shared this as an investment opportunityā€¦but this has been our real deal experience.

I want to talk about the advantages we have with our place

Now before I go on singing the praises of immeds launching your own Airbnb, I wanna keep it really real with youā€¦cause we DO have some things going for us that totally work in our favor: 

  • Our home is located in Los Angeles. This is a VERY juicy destination because people always wanna go there. AND there really is no seasonality cause shit is just pretty much always nice in LA weather-wise. 

  • Iā€™m a former interior designer. So yeah: I made our house look seriously dope. Itā€™s been featured in coffee table design books, magazines and blogs galore. 

  • Iā€™m just gonna continue on my brag jag and say: Iā€™m a great writer too. So I really think I was able to help our listing standout because as I have said one billion times before with this category of one stuff: NO ONE ELSE IS EVEN TRYING. 

  • Since I was an interior designer, I had profesh photos of our place taken, and use them in our listing.

WHY I THINK THIS IS SUCH A KILLER OPTION
For entrepreneurs like us

In case you canā€™t tell, Iā€™m a gigantic fan of owning an Airbnb [and want more!]. But I also think itā€™s such a fab idea for other biz owners who want to diversify their income streams.

āž”ļø Aside from the insane return on investment weā€™ve seen, running an Airbnb is honestly NOT that much work once you have it set up. There are so many options for property managers, automations, Airbnb specific services [like housekeepers] and more.

For the record, Greg runs ours entirely from Mexico. We do have a team that we put in place before we moved [exterminator, plumber, locksmith, house assistant and housekeepers] AND my brother lives in Los Angeles. So we do have a great group of people that we rely on for help.

āž”ļø It allows you to travel, move abroad or be a digital nomad. The best thing for us is, even though we live in Mexico, any time we want to come back to LA we just block time out on the calendar, and boomā€¦we get to go back to our house.

āž”ļø Itā€™s an investment opportunity that allows you to ALMOST immediately start seeing a return. So while it might require an initial outlay of money [to purchase, furnish, etc], once that is in place and your listing is up, you can legit start making your money back that day.

TIPS & SUGGESTIONS FOR YOU
You know Iā€™m all about next steps

āž”ļø You donā€™t necessarily need to buy an entirely new property to try something like this. Do you have an unfinished basement? Or a big backyard you could maybe build a tiny house in?

āž”ļø If you do wanna buy a new place and have the means to do it, consider buying a property in a place you love to go visit. This way you can mostly rent it out on Airbnb but still have as an option to use for yourself too.

āž”ļø Even if you donā€™t want to do an Airbnb like us, for the love of gawd, think about some other ways you might be able to diversify your income so that all of your eggs are not in one basket. Another reason I love our Airbnb sitch is that itā€™s pretty ā€œpredictableā€ income. Sure you never know exactly how many days youā€™ll be booked each month but after awhile you really start to see some patterns and can pretty easily predict it.

Why donā€™t we just do a long term lease with our home to make things easier?
Honestly, we might at some point.

But right now we can make 2 to 3x as much money by Airbnbā€™ing. Also, we are able to still use our home whenever we want by just blocking out the calendar. Lastly: our home is cared for WAY better than it would be by long term tenants because itā€™s cleaned every few days and every time something breaks we find out immediately and fix it. 

**Note: we MAY try a hybrid where we rent the main house long-term and keep the guest house on Airbnb when we move to NY in Summer/Fall 2024. So if you wanna talk about renting it from us, hit a sista up. 

How do we deal with shit from Mexico? 
As I mentioned, we have a kickass team of people in place helping us. Also, weā€™ve been doing this for so long, itā€™s like second nature at this point.

What expenses are there? 
There are diff quite a few expenses you need to think of when you run an Airbnb. Housekeeping is our biggest, but thatā€™s get charged directly to our Airbnb guests. We, obviously, pay all of our utilities, including internet. And then you need a fully and completely stocked home, so: all towels, linens, shampoo, soap, body wash, hair dryer, fully stocked kitchen [I go crazy with making sure every spice, oil and baking supply you might need is there], coffee [Nespresso and Nespresso pods in our case], extra conveniences like outlet extenders, phone stands, charging cords, games, etc etc.

WHATā€™S NEXT FOR US IN THE AIRBNB REALM?

Needless to say, we DEF want to build up our Airbnb portfolio and are all in on the idea of doing so in 2024. We even created a spiffy pitch magazine to share with potential investors who want to partner up with us on future projects. Cause truth time: we are REALLY good at this Airbnb/Real estate/Hospitality thang. Not only do we have the experience of running a successful Airbnb biz, Iā€™ve got my interior designer background, a big ass social media following AND we have a marketing/branding agency that could help us market this mini-STR empire like woah. So yeah: if youā€™ve got some cash money and wanna talk about potentially partnering up as we figure out our next project, hollahhhhhh.

Ideally we would love to have chic, non kid friendly places all over theworld [and by that I just mean we will prioritize design and luxe experiences for people like us].
